  • The main center of activity in Tebrau Coast is at the Aeon Permas Jaya junction
  • With a long-established F&B hub known for its ‘local taste’ and affordable prices, the area reflects its demographic make-up.
  • Attempts by developers to offer higher-end properties such as Green Haven, Marina View and Elita have received ‘lukewarm’ response.
  • Some, such as Seventh Cove, discontinued while Sovereign Bay evolved to “Condotel” model.
  • The only exception is The WaterEdge at Senibong Cove that is seeing a growing presence of Japanese expats.
  • The abundance of affordable real estate coupled with lower-income demographics makes marketing high-end properties challenging.
  • The Permas Jaya junction, home to Renaissance Hotel, McDonald’s and Aeon, is the epicentre of activity and qualifies as a HOTSPOT but, surprisingly, there are no properties within its area.
  • The closest properties are Green Haven and Elita and both have moderate occupancy levels hovering around the 30 percent range.
