This is part 2 of JB Outer City Hotspot Review. JB Outer City has 4 main clusters and many standalone scattered over a wide area. Taman Molek, Austin, Setia Tropika and Skudai.
Part 2: Austin
- Austin suburb has its own appeal as an F&B and entertainment hub that has a large local population with many ‘locally priced’ properties in line with the middle-income segment profile.
- Rental return and capital appreciation have been stable as it competes with large tracks of affordable landed properties whose prices are comparable to high rise residential units.
- Properties around the Monash High School and nearby F&B hub have higher occupancy rate making them ‘mini’ hotspots. However, this ‘spot’ could see a shift or rather diluted with the recent opening of Toppen, one of the largest malls in JB connecting IKEA may shift the hotspot towards the main Tebrau highway.
